That’s why Operation Red Dot is here to streamline your rental experience with military-friendly support, personalized service, and a tech-powered application process.

We’ve updated our process to include new tools, address common rental questions, and help you avoid costly delays. Here’s your updated step-by-step guide to applying for a rental near JBLM:

Step-by-Step: How to Apply for a Rental

  1. Pre-Qualification

Start by contacting us with your rental needs—preferred move-in date, bedroom count, pets, and budget. We’ll send you a short intake form to begin matching you with available homes. This is still a personal conversation, not just a form—feel free to ask questions! Based on your intake answers, our team recommends available homes from our rental listings.

  1. Submit Your Application

Found a home you love and have submitted your intake form? Our team will send your group the application directly. At this step there is a $40 non-refundable fee per adult applicant. We’ll ask for:

  • Rental history
  • Employment info
  • Income verification
  • Photo ID

  1. Income & Employment Verification

  • Most areas require 2.5x monthly rent in stable income
  • City of Tacoma: 3x rent
  • Military: Submit your latest LES (Leave & Earnings Statement)
  • Self-employed: Expect to submit 2 years of P&Ls and bank statements
  1. Pet Screening

All applicants with pets, emotional support animals, or service animals must complete a no-cost screening through PetScreening.com. Some homes may have breed or size restrictions, plus added pet rent or deposit.

  1. Background & Credit Check

We run a full background and credit check. Don’t worry if your credit isn’t perfect—we focus on overall financial responsibility. Many issues can be mitigated, so talk to us.

  1. Landlord & Employer Verifications

We contact your employer and current/former landlords. To avoid delays, give them a heads up—many delays happen here!

  1. Application Processing

Expect a 3–7 business day turnaround, depending on how fast third parties respond.

  1. Lease Signing

Leases are signed digitally through AppFolio. All parties get a copy once signed.
Note: We do not sign leases more than 2 weeks in advance of availability. Homes cannot be held with a deposit.

  1. Move-In

Once your lease is signed and deposits are paid, we’ll hand over the keys and welcome you home!

Q: Can I secure a home for a future date (e.g., months in advance)?

A: No. We do not “hold” properties. Leases must begin within 2 weeks or sooner upon approval. If the home is available July 1 and you’re not arriving until September, the lease must still begin by July 15.

Q: Are application fees refundable?

A: No. The $40 application fee is non-refundable, even if you’re not approved or change your mind.

Q: What about co-signers or roommates?

A: We do not accept co-signers. Roommates must apply together and qualify based on combined income. If one roommate leaves, the remaining tenants are still fully responsible for rent and damages.

Q: Do you make special accommodations for military families?

A: Yes! Our leases include military clauses per SCRA and state law (RCW) for early termination on PCS or deployment. We also offer “Active Radar” pre-listing access for incoming families.

Q: What kind of homes are available?

A: We manage a mix of properties—about 50/50 between single-family homes and apartments. Apartments range from studios to 3 bedrooms; houses are usually 2–4 bedrooms.
