Pre-Listing Preparation (HGTV Ready)

Pre-listing home inspection: to clean, organize, and minimalize the house for photos, video, and live tours.

Launch Day

The sign goes up in the yard, and the Property Listing goes live. The ad is pushed to over 100 platforms through the NWMLS, our own list of typically 200+ military buyers, and military related web pages in the JBLM area that have an audience of over 25,000 military families. It's likely an open house will be scheduled, and tours will be scheduled.

Offer Review and Negotiation

Whether we get 1 or 10 offers, we'll sit down together to analyze and discuss all the implications of the offers. We'll look at all the terms, not just the price. Things like closing date, financing terms, concessions requested, and earnest money are all just as important as price. We'll select the best offer, and take the house off the market while the transaction closes.

Closing and Getting the Big Check

Includes clearing title, coordinating the payoff of your loan, getting the buyer's lending finalized, having the property appraised, and getting ready for closing day. On closing day, when the money has transferred and the transaction has legally closed, we'll hand over the keys and collect your net proceeds from Escrow, generally in the form of a direct deposit.... but sometimes it's fun to get a giant check. We pop a bottle and toast to your success and the next chapter in your life.
