Are utilities included in the rent?

This largely depends on the type of property you are renting. Most of our multi-family units, ranging from duplex’s to apartment complexes will include water, sewer, garbage, or a combination of utilities. If they are not included, the average monthly cost for utilities at JBLM can range from $200 to $350 per month depending on usage and location.

Is renter’s insurance required?

Yes, we do require tenants to carry a landlord liability policy that covers up to $100,000 worth of damage. This is normally covered in a typical renters insurance policy. You can reach out to your insurance company to ask, or we can provide this insurance for $15/mo.

What is the security deposit?

Our security deposit requirements are typically equal to one month’s rent, and are 100% refundable if the unit is returned in good condition with no damage. Security deposits may be more if there are red flags such as credit issues, or may be less for active duty service members.

Are there any additional fees?

Some properties may charge pet deposits and fees, parking fees, or amenity fees. It’s important to review the property ad in full, and ask for a full list of potential fees if there are any questions.

What is the lease term?

Our lease terms are usually a minimum of 12 months, but some properties offer shorter or longer terms. We do allow tenants to break the lease early, but may result in penalties.

What is the policy on renewing the lease?

Policies vary, but most landlords offer the option to renew the lease, sometimes with a rent increase.

Can I sublet the apartment or have roommates?

This depends on the lease agreement. Some landlords allow subletting or roommates with approval.

What are the rules regarding pets?

Policies on pets vary widely, with some properties allowing pets with restrictions and additional fees.

How are maintenance requests handled?

Most properties have a system for submitting maintenance requests, with a typical response time of 24 to 48 hours for non-emergencies.

Are there any restrictions on decorating?

Many leases allow for reasonable decorating but may require that the unit be returned to its original condition upon moving out.

What are the building’s quiet hours?

Quiet hours are typically set to ensure a peaceful living environment for all residents, often from 10 PM to 8 AM.

Is there on-site parking?

Availability and cost of on-site parking vary by property.

Are there any amenities included?

Amenities such as a gym, pool, or laundry facilities may be included, but it’s important to confirm with the landlord.

How is trash and recycling managed?

Most properties have designated areas for trash and recycling, with specific rules for disposal.

Is there a policy for package deliveries?

Many properties have a system in place for receiving and storing packages for residents.

What is the process for reporting issues with neighbors?

Landlords or property managers typically have a process for addressing neighbor disputes.

How often are common areas cleaned?

Common areas are usually cleaned regularly, but the frequency can vary.

Are there any planned renovations?

It’s important to ask about any upcoming construction or renovation projects that may affect your living experience.

How is security handled?

Security measures can include cameras, key fob access, and on-site security personnel.

What is the policy on guests?

Most leases allow for guests but may have restrictions on the duration of their stay.

Are there any community events?

How is the property managed during emergencies?
