Pre-Qualification
The first step in your journey to a new rental home is pre-qualification. Reach out to us with your housing needs, preferences, and budget. Our friendly team will ask a short series of questions then provide you with a selection of available properties that match your criteria. This initial consultation is a great opportunity to ask questions and discuss any concerns you might have.
Application Submission
Once you’ve found a property that feels like home, it’s time to submit your rental application. You can easily apply online through our website, or our team will send your group the application directly. We’ll ask for basic information such as your contact details, rental history, and employment information. A non-refundable $40 application fee per person is required to cover the costs of processing your application.
Income Verification
To ensure a smooth and successful tenancy, we need to verify that you have a stable income. We typically require that your monthly income be at least 2.5 times the rent amount. You’ll need to provide recent pay stubs, tax returns, or other documentation as proof of income. For military personnel, provide your LES (Leave and Earnings Statement). Self-employed applicants can submit bank statements and business P&L’s or 1099’s in lieu of pay stubs.
Credit/Background Check
Your financial responsibility and rental history are important to us. We’ll conduct a thorough credit and background check to ensure there are no major red flags. Don’t worry if your credit isn’t perfect – we understand that life happens. We’re more interested in your overall reliability and willingness to meet your financial obligations. Many credit issues can be mitigated.
Pet Approval
We know that pets are part of the family, so many of our properties are pet-friendly. If you have furry friends, please provide details about them during the application process. Some properties may have restrictions on breed or size, and there may be an additional pet deposit or rent.
Final Processing & Approval
Once all the necessary checks are completed, our team will review your application in detail. We aim to process applications as quickly as possible, usually within a few business days. If everything checks out, you’ll receive an approval notification, and we’ll move on to the final step.
Lease Signing
Congratulations! You’re almost home. The last step is to sign your lease agreement. We’ll schedule a convenient time for us to meet and review the lease terms. This is your chance to ask any last-minute questions and ensure you understand all the details of your rental agreement. Once the lease is signed, and your deposits/ move in costs have been paid, you’ll receive the keys to your new home near JBLM.
